Property technology hospitality platform Hotel101 Global Holdings has revealed plans to develop a 429-key hotel in San Donato Milanese, Milan, Italy.

The new venture forms part of Hotel101 Global’s broader European strategy and continues its asset-light, standardised “condotel” model, which the company has pursued in multiple international markets.

The planned property aims to serve both business and leisure travellers seeking access to Milan’s commercial centres and cultural landmarks.

Spanning 1.4ha, the site is close to major transport routes and is around a five-minute drive from Metro Milano San Donato station, providing direct connections to central Milan.

The hotel’s facilities include dining venues, a 25m swimming pool, fitness centre, business amenities, function rooms, parking areas and children’s play spaces.

Hotel101 Global will also integrate energy-efficient solutions such as solar panels into the development.

The project targets construction completion by 2028 and is expected to contribute to Milan’s economy through foreign investment, job creation, and increased tourism.

The development also operates under a hotel unit ownership scheme aimed at attracting local and international buyers.

Upon full sale of all units, Hotel101 Milan anticipates generating approximately €85.8m ($99.4m) in revenue at an assumed price of €200,000 per unit.

The project remains subject to routine national, regional and municipal regulatory approvals before construction commences.

Hotel101 Global has other ongoing international projects in Niseko (Japan), Madrid (Spain) and Los Angeles (US) while also operating affiliate hotels in the Philippines.

The company is a subsidiary company of Philippine-based DoubleDragon.

Hotel101 Global said it entered a joint venture (JV) with definitive binding agreements signed for the development.

In May 2025, it entered an agreement with Saudi Arabia’s Horizon Group to create a JV aimed at developing up to ten hotels in the kingdom.

The company has also outlined a goal to operate one million rooms across 100 countries globally, with 25 priority countries identified for medium-term expansion.
